Mt. Adam's is a non-smoking community. This includes all areas of the community and grounds.

Tours are provided at no cost.

We offer tours by appointment only, as our leasing office is offsite.

Our leasing office is within walking distance or a short drive.

To apply, visit mtadamsapts.com, browse the available floor plans, and select your desired apartment. From there, you can create an account and submit your application.

Applications are typically processed within 1-3 business days, depending on the approval status. The timeline may also vary based on how quickly the applicant completes the income verification.

The up-front costs include a $50 non-refundable application fee per applicant, a $500 hold fee (applied toward the $1,000 security deposit), and a $75 one-time admin fee.

If you do not have a rental history, you may be required to obtain a guarantor.

We accept online payments only through the resident portal.

Rent payments are submitted through our resident portal, on the Towne Resident App, or through our website at MtAdamsApts.com.

Water and sewer charges are added to your monthly rent based on your individual usage, plus an $8.50 administrative fee from the provider, YES Energy Management.

Renter's insurance is required. You may use the insurance provider of your choice, or select from our affordable third-party insurance options.

Trash removal is included in your rent.

Water and sewer are set up by the property. For electric and gas service, contact Duke Energy at 1-800-544-6900 or visit their website. For cable and internet, contact our Altafiber representatives at 513-397-9591.

We have a preferred partnership with Altafiber.

We offer a referral bonus program. Please contact the leasing office for details.

Guests are required to comply with the same rules and regulations as residents. All residents are responsible for the actions of their guests.

Pricing options for longer leases or advance payments may be available. Please contact the leasing office to discuss your specific situation.

Subletting is not permitted.

Our lease buyout policy requires 60 days written notice on the last day of the month, along with a two-month early termination fee.

Short-term leases are not available.

Corporate leases are not available.

Amenities

Use of outdoor swimming pool, use of fitness center, and free resident events!

The pool is available from 10:00 AM to 10:00 PM seasonally. Please reach out to our office for seasonal information.

Parking options vary by apartment. Please inquire about availability for your specific unit.

Laundry access varies per apartment.

Most apartments include Refrigerator, Range, Microwave, Dishwasher.

We can offer furnished apartments through CORT Furniture.

CORT’s furniture is rent to rent. You have the option to pick out what furniture you would like. CORT will deliver the furniture, set it up, and when you are done take it away. You can rent for any amount of time. If you keep your furniture longer than your lease it will automatically go month to month with no extra charge. If there is an item you want to keep at the end of the lease there is a buy out option. 

We cannot hold packages at the leasing office. We suggest having packages delivered to a secure facility like your workplace.

The fitness center is open from 6:00 AM to 11:00 PM.

The gym features treadmills, ellipticals, bikes, weight benches, free weights, shoulder/chest press machines, yoga mats, a pilates machine, and a sauna. The men and women's locker rooms have showers, toilets, and clean towels are also available to use.

Quiet hours are from 11:00 PM to 7:00 AM. There are no fees for using communal spaces.

Pet Policy

Our community is pet friendly.

Pet fees include $35 per month per pet charge, and a $300 pet deposit ($150 refundable, $150 non-refundable). No more than two pets are allowed per apartment.

Yes, we have a 50 lb. weight limit and a list of breed restrictions.

No, but we are situated in a neighborhood perfect for walks with frequent doggie depot stations nearby.

Location

Our leasing office is located at 1055 St. Paul Place, Cincinnati, OH 45202 in the charming Mt. Adams neighborhood. The easiest way to find us is through your phone's GPS system (Google Maps/Apple Maps). We are a long walk or a short drive from Downtown Cincinnati.

Our apartments are scattered throughout the Mt. Adams neighborhood. Our leasing office is located at the corner of Pavilion Street and St. Paul Place.

Yes, there are several METRO Bus stops in the Mt. Adams neighborhood.

Our community is located in the charming and historic neighborhood of Mt. Adams overlooking downtown Cincinnati.

We are located in the Cincinnati Public School District.

Fido Field Dog Park is a half mile away. Washington Park Dog Park is 1.3 miles away.

Eden Park is cycling distance from Mt. Adams apartments and offers walking/biking trails.

There is a boutique gift shop in Mt. Adams called Upper Eden within walking distance of our apartments. The neighborhood also features a coffee shop, bars, restaurants, hair salons, and the Cincinnati Art Museum.

Bow Tie Café is walking distance from our Mt. Adams apartments.

Maintenance

Call our office phone number and select the option for emergency maintenance. They are available 24/7 for your convenience.

Apartments are professionally painted, cleaned and carpet cleaned.

We have a maintenance technician onsite most business days.

Residents can submit maintenance requests online in their resident portal.

Our maintenance technicians will knock loudly on your apartment door before entering to address any maintenance requests.

You do not need to be home. Maintenance will perform non-emergency work orders during business hours, Monday through Friday from 9:00 AM to 5:00 PM.

Call the maintenance emergency line and the on-call technician will let you in for a fee with proper identification.

We encourage residents to use small nails to hang pictures and art to make the apartment their home. If you have questions about whether an item is allowed to be hung, please contact the leasing office before proceeding.
